A reservation is four people, two of them children, and three documents that depend on the property. Sending four emails and hoping is not a process. This is.

How it runs

The booking arrives

Your PMS posts the reservation. We keep a thin shadow of it — dates, guest list, and the facts the rules read: adults, minors, pets, amenities.

We work out what is needed

A property with a hot tub needs the hot-tub waiver. Every adult signs the house rules. A guardian signs for each minor, named.

One link, one state

The guest gets a single link. When the last required document completes, packet.ready fires — the moment it happens, not on a sweep.

Minors are judged on the arrival date

Not the signing date. A seventeen-year-old booking the week of their eighteenth birthday is still a minor when they get in the hot tub, and still needs a guardian's signature.

A blank date of birth is refused rather than read as an adult. That is the one wrong answer: it files a child as an adult, with nobody's signature behind them.

We are not a booking system, on purpose

No availability, no rates, no calendar, no payments. The day we grow those we start competing with the platforms this is meant to work with — and property managers have quite enough software that wants to be the centre of everything.

PMS first, not OTA

Airbnb and Vrbo do not hand out guest email addresses, and building on that is building on sand. Your PMS already has the reservation, the guest and the property — so we integrate there, and the OTA booking arrives through it.

Your agreement, your branding

Your logo at the top, your sender name in the inbox, your domain on the link. Ours appears once, at the bottom, as the issuer of the certificate — which is the part we are actually vouching for.
